Welcome to my website and thank you for visiting!  Feel free to look around as much as you like.  Please also feel free to contact me anytime, via phone or e-mail.  I have been selling real estate in New York's Capital Region full time since 1996.  I have helped hundreds of individuals and families achieve their real estate goals and will be honored to help you, too!  Working exclusively by referral since 2000 has enabled me to focus my energy and efforts on my clients without wasting time mindlessly prospecting for new business.  My clients benefit from this approach by getting more attention and better service from me and I benefit by having the pleasure of working with the best clients in the area!

One of the important aspects of selling real estate is making sure that your clients and customers are comfortable with who you are and how you run your business.  I have been thinking about that a lot recently and have some information that I would like to share with you.  Those of you who have worked with me to buy or sell a home hopefully already know all this, but for those of you out there who haven't, here are some questions you should ask a real estate agent you are considering working with and my answers to those questions.

Who am I?   I am a full time Associate Broker, who has been selling real estate across the Capital Region since 1996.  I grew up in Delmar and I know the area’s real estate market like the back of my hand.  I work exclusively by referral, which enables me to spend my time and energy serving clients, rather than wasting time constantly trying to procure new business.

Why do I sell real estate?  Real estate transactions are among the biggest financial decisions people make and I like being able to help my clients through the process.  I like getting to know my clients and their goals and it makes me feel very satisfied when I can use my expertise and knowledge to better help them attain their goals.

And why should you work with me?   My clients appreciate my honest, no-hype manner.  I am fully committed to helping my clients achieve their real estate goals and I work closely with them through every step of the process.  I personally return all phone calls and emails quickly.  I negotiate strongly on behalf of my clients – my highest priority is to get the best deal possible for the people I represent.  I continue to work with my clients long after the closing, whether it is helping them find a reputable contractor to do a home repair, a mortgage broker to re-finance their home – I am always available to offer advice and service.

Some statistics to back up my claims… 2010 closed deals where I have represented the buyer: Buyers have saved an average of over 11% from the original list price of the house. The average MLS agent saved his client only 6% from the list price – my buyer clients save almost twice as much as the clients of the average agent.

2010 closed deals where I represented the seller: The average sale price negotiated on behalf of my seller clients is more than 98%.   This number is almost 4% higher than the Multiple Listing Service average and translates to $8,000 on a $200,000 home.   The average days on market for my listings was 26 (the MLS average was 95). That's more money in the pockets of my seller clients in less time and with less aggravation!

Bottom line, there are real estate agents who do more business than I do, agents who spend more money promoting themselves and that’s ok.  I would rather have fewer, happier clients than more clients who I am not representing to the best of my abilities.  I value the personal relationships I form with my clients and I am committed to working as hard for them as I would if they were friends or family members.  There are part-time agents who dabble in real estate, without ever doing enough to generate a true expertise.  My clients get a “perfect” combination of experience, knowledge and individual attention.

    Personal Interests

    • I enjoy running and I usually participate in at least a couple of road races each year - I regularly run the Delmar Dash and the Saratoga Half Marathon.  I ran two full marathons in 2007 - the first one in Lake Placid was quite hilly and I finished that in a time of 3:40.  Later that year, I ran the Mohawk Hudson Marathon, which is technically downhill, and finished that in...3:39.  Apparently that's just how long it takes me to run 26.2 miles!
    • My daughter plays recreational soccer and I've been coaching her teams for the past several years.  It's really fun to watch the kids improve over the years and have fun playing the game!
    • My son just started Cub Scouts and I am looking forward to helping with his den.

    Personal Background

    I grew up in Delmar, NY and attended Bethlehem Public Schools.  After graduating from Bethlehem Central High School in 1988, I attended the University of Virginia where I graduated with honors in 1992 with a Bachelor of Arts degree in Psychology.  Thinking that I wanted to pursue a career in psychology, I worked for a couple of years after college at Unity House in Troy, gathering experience with a population of adults suffering from long term mental illness.  I was accepted into the Clinical Psychology Ph.D. program at SUNY Albany and completed two years of study there before determining that this was not the career for me after all.  I started selling real estate after leaving graduate school, almost as a lark, but quickly found that really enjoyed working for myself while interacting with people and helping them navigate what is usually their most expensive investment.
