Getting to the closing table


Even once there's a meeting of the minds and seller and buyer have agreed on a price, there are still things that can go wrong.  There is the structural and sometimes problems come up at that time.  If there is a major problem found, something that would cost over $1500. the buyer has the right to expect that it will be fixed.  Most problems can be resolved as long as cooler heads prevail.  Sometimes, it's a good time to get both attorneys involved, especially if the agents can't get things settled.  We try to remember that the objective is to keep the deal together.  The buyer knows that the seller wants to sell so they should make every effort to remedy a major problem.  Of course, the buyer should also be reasonable and perhaps listen to the advice of their attorney.  It's important to deal with a real estate attorney since they are used to working out these problems.
