Mistakes to avoid

If you want to put your house on the market, make sure it's ready before you put it on.  If you need to shampoo the rugs or replace the carpet, paint the house or make repairs, do it BEFORE you put the house on the market.

Don't start out overpricing your house.  You'll lose a lot of potential buyers.  Most people have done their homework and know when a house is priced too high.

Don't take it personal if your real estate agent makes suggestions about staging or cosmetics.  If you're selling, it's no longer your home.  Do what you have to do to make it sell for the most money.

Don't stretch out negotiations with a buyer.  Respond immediately.  Don't give them the chance to keep looking.  Don't play a game.

Surveys show that when you sell without the help of a professional real estate agent, you will often end up with less.  It's easy to make costly mistakes.
