It cant be emphasized enought that you will want to prequalify for a mortgage before you start looking for homes. It will come up everytime you want to make an offer on a home. The seller wont accept an offer without proof of funds for cash offers or mortgage prequalification.
The benefit of having a prequalification is that it provides you with leverage in your offer. Consider this. If two people want to make an offer on the same home and one shows a prequalification for the exact price of the home while the other shows a much higher prequalification the one with the greater propensity to buy is much more likely to have their offer accepted.
In greater contrast if one person wants to make an offer without a mortgage prequalification or proof of funds and another person have a prequalification or proof of funds the person with better documentation wins every time.
