Thank you again for hiring me as your realtor. I am 100% committed to getting your property sold for the most amount of money possible. Moreover, I am on your side regarding the transaction and my fiduciary responsibilities to you.

 

Just a little recap here on what is taking place.

 

We chose a price to list your home at based on the comparable properties at that point in time.

 

We have done the following:

 

  • Taken many good photos of the property and edited them to show the home in the best light.
  • Placed a professional interactive sign
  • Made a beautiful color brochure
  • This color Brochure has been distributed to the 1600 agents working in the MLS system
  • The listing is being syndicated on List Hub. List Hub distributes the home to 1000 websites worldwide. Anywhere a buyer for a house like yours is looking will find it.
  • Optimized in Google.
  • We have been updating you on the activity here and you can see hundreds or thousands of potential buyers are viewing the property.
  • Published in the Syracuse Newspapers.
  • Announced at the office meetings and promoted to agents I run into.
  • Every day I am fielding calls from buyers and agents answering questions and sending information to them.
  • We are getting showings and feedback from buyers and agents.

 

Over the years, I hear occasionally that nothing is being done. The last realtor we had did nothing! Statements like this. Alternatively, maybe another realtor can find a buyer if you cannot. I just want to make it clear we are working. My staff and I are working to find you a buyer that will pay the most amount of money for your property.

 

Now Im not saying you are overpriced. What I am saying is that the buyers are the ones that say this by not looking at the property and not making offers.

 

If the activity is slow and there are, few or no showings the buyers are sending us a signal that the price is too high in their opinion. Ultimately, the buyers determine value. Please look at the enclosed flyer. This covers how buyers determine value.

 

It’s August and the election is in about 90 days. Now is the window of opportunity to sell the property for the most amount of money possible. Why? Before elections consumer confidence is high, optimism is high. Politicians promise wonderful things will happen. After the elections, nothing happens and the optimism fades as well as the confidence buyers have. This brings down sales volume and prices.

 

This is a general letter to all of our clients. You can decide if this applies to you or not. If so let’s talk about repositioning our price now while the market is still hot. Apposed to drastically repositioning our price later on.
