Temperatures Rise

Summer is here and the temperatures this week have hit record highs. All over the state we hear about the heat wave and how it is impacting our outdoor activities. Did you know at the same time we are experiencing record low interest rates for mortgages? This is a great time to buy or sell. Obtaining a low interest rate is like giving yourself the gift that keeps on giving and the current inventory offers many choices. Herein lies the challenge. If you are a seller in this market, is your home one that boasts of its many features? Does your home show like a winner in a beauty pagent? Is it priced competitively with similar homes in your area? Whether the market prices are up or down; price, location, and condition are factors that buyers are looking for in their search for their next home. Fresh paint, de-clutter, and show off your features.

Still a Great Time

The First Time Home Buyer Tax Incentive has come and gone..and yet, it is still a great time to buy a new home. According to our local activity report, home sales rose 5% over April 2009 with a total of 334 units selling during the month of April 2010. The average cost of a three bedroom home in our area during this time was $128,000 and a four bedroom --$171,000.

This is what Jim Gillespie has to say about our current market...

“Marriage, babies, job promotions and retirement are just some of examples of how life moves people to buy and sell homes,” Gillespie* continues. “Higher inventory and historically low interest rates are signs for people to make the move right now to buy or sell a home.” *Jim Gillespie, president and chief executive officer, Coldwell Banker Real Estate LLC.

So, whether you are just thinking about buying or selling now, is a great time to get together with a professional full time Real Estate agent who can sit down and help you explore your options.

Tax Credit

Interest rates are creeping up and in five days the federal tax credit will expire. April 30th is the very last day to get a house under contract. But, we're not done - we will have to make sure the house closes before the end of June. This tax credit has encouraged a number of first time home buyers to get out an buy their first home. We have really been busy and I suspect we will continue to be busy for the next several months.

Coldwell Banker Milestones

August 2009

In August of 2009 Coldwell Banker launched an IPHONE app which gives access to all of the listings. I didn't think muc of it at first but downloaded the application just for fun. Well, If you haven't checked it out do so. There are several ways to search from property but the one I find most useful is searching for property based on current location. Much better than driving around in a random fashion to see what is available. I really enjoy my IPHONE and its apps!
