Market Update  

New Legislation Benefits Homeowners


New legislation recently passed by Congress has brought back a popular tax break on mortgage insurance premiums.

The American Taxpayer Relief Act of 2012 extends the tax break — which expired at the end of 2011 — allowing borrowers to deduct the amount they pay for mortgage insurance.

The mortgage insurance premium deduction is retroactive to January 1, 2012. This means that eligible borrowers who paid a mortgage insurance premium in 2012 will be able to use the deduction when they file their 2012 returns this year. The deduction applies to all loans*, including FHA, VA, USDA and conventional loans.

Also, the mortgage insurance deduction has been extended until December 31, 2013. This means that eligible borrowers who pay a mortgage insurance premium in 2013 will be able to use the deduction when they file their 2013 returns in 2014.

To benefit from the tax deduction, homeowners must itemize the deduction on their federal tax return. Households with an adjusted gross income (AGI) of less than $100,000 per year can deduct 100% of their annual mortgage insurance premiums. Those households with an AGI over $100,000 per year can benefit from the tax deduction but are subject to a sliding scale of benefits.

The American Taxpayer Relief Act of 2012 also extends a provision that exempts homeowners from being taxed on the forgiven amount of their principal residence through a debt reduction plan, such as a short sale, foreclosure or loan modification.*

Community Involvement

I have been involved in my local parish as a religious education teacher,  volunteered as a scout leader and local chairperson, chaired many fundraising activities in the local public school, hosted many education seminars for years and years and years.

I  hosted many pasta nights before the high school football games and was happy to assist with tailgating activities with the UAlbany Football Team!

And though I intend to continue to volunteer where and when I can.......... I am looking forward to and feel I deserve (don't we all).... to purchase a really cool 2 seater sports car.

Making Time and Taking Time

 With a new year begun I have taken a hard look at my activities both personal and professional in the last 12 months and have determined that my real estate clients have begun to feel like family.  I spend as much time with them (and some times more) than my husband and children.  I often know more about what is going on in their lives than my daughter who currently resides in Buffalo.  And I celebrate their personal victories and shed tears for their losses.  (personal, never real estate)

I find that I would not have it any other way.  Coming from a family with 9 children, it is very normal to be surronded by mobs of people that I truly care about and that care about me.

 


Personal Background

Life long resident of the Capital Region.  

I have been married for over 25 years to a very understanding (many long hours at work)........... and quite handy husband (always ready to make a quick repair for my lucky home owners).................  I have two children currently enrolled in our NYS University system (SUNY) and come from a large family (8 brothers and sisters)  where the rule of the day was kindness and sharing (yeah right).   No really my mom dedicated her life to making sure she instilled in us strong family and community values that would enable each of us to live happy and successful lives.  With all the horrible family stories that we see on the media every day I am always grateful for the opportunities that I enjoy.

 


Professional Interests

Interest in Senior advocacy. 

           Making sure our senior population receives the care they need and deserve.  Our senior community is now thankfully living longer lives but with that they are experiencing health problems that challenge their ability to live independently.  This is a national crisis that is just now being looked at  but in the meantime we have many vibrant seniors in every community that need assistance NOW.  I am committed to educating myself and others on available options that can help our seniors live at the highest level possible and still meet their personal needs.

Interest in Real Estate  Education

             With the real estate market changing on a sometimes daily basis, I have committed myself to self education at all times, and have mentored new agents so that they also may have the highest level of skill to offer their clients.
