On Thursday, January 9, 2014,  some of my colleagues from the Clifton Park office had the privilege to make dinner for the families at Albany's Ronald McDonald House in Albany. 


What Happens When A Home Is Overpriced

"Well, you know.  Sometimes the seller dictates the price."

What?!?!

I recently had buyers fall in love with a house and want to write an offer.  I ran the comps and saw the house was listed about $15,000 too high.  My buyers needed to borrow closing costs, so the home was going to have to appraise for an amount much higher than the comps supported.  

When I called the agent to have a conversation about my concerns regarding the appraisal, that agent said "Well, you know.  Sometimes the seller dictates the price."

I could not disagree more.   An unrealistic seller, one who wants what he or she wants regardless of what the comps reflect, very well may find himself in the same position as the above referenced sellers.  

As I like to point out, I can go into Macy*s and ask for a size 4.  It is NOT going to fit.  Ever.  No way, no how.  A seller who wants more money than his or her home is worth will run into the same situation.  Even if a buyer comes along who is willing to pay more than the home is worth, no bank is going to lend the money.

If the market doesn't support what you need in order to be able to sell and break even, then it's not your time to sell.  Better to wait than to get five weeks into a transaction, not appraise and have a lot of disappointed people.

Lifelong Capital Region Native

As a life-long resident of the Capital Region, you'll be in knowledgeable hands as I have lived, worked and played in the Capital District all my life.

So why real estate?  There's so many career options in Upstate New York. why the real estate industry?  I'll put my cards on the table.  When I bought my first home, I had no idea what I was doing.  My realtor didn't explain anything to me, just told me where to sign and where to be at what time.  I need to understand why I'm doing something.  The process was confusing and left me feeling quite overwhelmed.

A little bit about me; I'm a life-long resident of the Capital Region.  I am a graduate of Colonie Central High School, in addition to the College of St. Rose in Albany, NY.  I earned a BA in Sociology/Criminal Justice in 1988. In 1991, I secured a job as an office manager at a law firm in downtown Schenectady.  I managed that firm until 2000, then moved on to manage a firm in the Colonie/Guilderland area until 2008. 

How is that of benefit to you?  Attention to detail, organization, communication and follow up!   Believe me, I may have to place ten phone calls and several e-mails, but I will get you the answers you need!!
