Where Are All the Jobs?

Recently an out of town buyer asked me what industries were in the Capital Region.  As luck would have it, our local newspaper, THE TIMES UNION, just ran a front page story on where the jobs are. 

Government and educational/health services account for more than two out of five jobs in our market.  The percentages were:

Government:  23%
Educational and health services:  20%
Trade, transportation and utilities:  16%
Professional and business services:  12%
Leisure and hospitality:  8%
Financial activities:  6%
Manufacturing:  5%
Construction/Natural resources:  4%
Other:  4%
Information:  2%

Lifelong Capital Region Native

You wouldn't buy a car from someone who doesn't drive - so why would you purchase a home from someone who doesn't know the area?  I've lived in the Capital District my entire life, and consider it my backyard.

So why real estate?  There's so many career options in Upstate New York. why the real estate industry?  I'll put my cards on the table.  When I bought my first home, I had no idea what I was doing.  My realtor didn't explain anything to me, just told me where to sign and where to be at what time.  I need to understand why I'm doing something.  The process was confusing and left me feeling quite overwhelmed.

A little bit about me; I'm a life-long resident of the Capital Region.  I am a graduate of Colonie Central High School, in addition to the College of St. Rose in Albany, NY.  I earned a BA in Sociology/Criminal Justice in 1988. In 1991, I secured a job as an office manager at a law firm in downtown Schenectady.  I managed that firm until 2000, then moved on to manage a firm in the Colonie/Guilderland area until 2008. 

How is that of benefit to you?  Attention to detail, organization, communication and follow up!   Believe me, I may have to place ten phone calls and several e-mails, but I will get you the answers you need!!

2011 Home Trends by the Numbers

Some interesting numbers were published by NYSAR (New York State Association of Realtors) recently.  You may be surprised by some of the stats:

  • The percentage of first-time home buyers in the Northeast (According to the National Association of REALTORS 2011 Profile of Home Buyers and Sellers) 43%
  • Typical age of first-time buyers in 2011 -  31 years old
  • In 2011, typical age of repeat buyers increased to 53 years of age (up from 49 in 2010).
  • Nine out of 10 home buyers purchased a home through a real estate agent.
  • The percentage of people who had a down payment greater than 20 percent (according to the October REALTORS Confidence Index) - 34%
  • Estimated percentage of immigrants who will own homes in 2030 -  70.3%  Should that projection be accurate, the percentage of immigrants who will own homes will be on par or slightly higher than native-born Americans.
  • The predicted average square footage of a  US home in 2015 - 2,152.
