It looks like Punxsutawney Phil was correct: Spring is coming early to the real estate market! Early analysis of February data suggests that momentum is moving, driven by strong demand from buyers, but with limited inventory of available properties. All of which suggests that now is a prime time to list.
Numbers from Realtor.com show that sold homes are moving 6 days faster than the same time last year and 4 days faster than January. And with a median listing price of $230,000, that's up 8% on last year and 1% compared to January.
And homes on the market are beginning to shift faster: the median age is 96 days, which is down 6% compared to last year and 4% compared to January. But there are still proportionally fewer homes on the market, with 4% fewer homes listed than the same time last year, but with a steady 1% increase being recorded now.
