New Homeowner To-Do List - CB Prime Properties

Moving into a new home is an exciting time, and our real estate agents know you can't wait to start making that space officially your own. If you're like most people, you probably have a lot of projects in mind to help you do exactly that. But before you get started, take a minute to do these 10 things first. You won't regret it!

  1. Change the locks and key codes
You don't know how many people the previous owners may have given keys to, and changing everything will let you rest easier. Don't forget about the codes for garage door openers or security gates as well.
  2. Walk around and inspect your home for damage and take pictures
You want to know if the previous owners caused damage that you might not have noticed before or that might have occurred after your inspection. You may also want a visual record of how your home looked if you're making changes or repairs. These photos can also come in handy if you have an insurance claim in the future.

  3. Locate the emergency shutoffs for the utilities
The water main and gas line shut-offs are something you should find immediately because you never know when an emergency might occur. And if it does, you won't have time to look.

  4. Check all security and motion sensor lights
Make sure they all have light bulbs and are working properly.
  5. Get at least one fire extinguisher
You really need more than one, but it's a good idea to keep at least one by the kitchen.
  6. Test the smoke and carbon monoxide detectors
It's a good idea to replace the batteries since you don't know when the previous owners might have done it last.
  7. Clean thoroughly
Start with the bathroom, including the toilet and shower, and put up a new shower curtain.
  8. Make a maintenance plan checklist
List the tasks you will need to do monthly, seasonally, and yearly. Add anything to the list that was found during your inspection that you want fixed but wasn't addressed. You'll also want to establish a maintenance and repair fund. Since you won't need to pay for maintenance often, it's a good idea to set a little money aside every week specifically for this purpose, so when something does happen, you're prepared.
  9. Save money by making a few energy-efficient changes
There are some little things you can do to improve energy efficiency, like installing LED bulbs, adding insulation, and making sure your HVAC system is clean and working properly. You'll also want to close air leaks with caulk or weather stripping. Some energy-efficient upgrades save you money in the form of tax credits too.
  10. Change your address at the DMV and post office
Neither one of these are difficult to do and can be done online. New York state law requires you to change your address with the DMV within 10 days.

These 10 things to do right when you move in will save you a good amount of time, money, and stress later on so you can relax and enjoy your new home. If you're looking for Albany homes for sale, you'll need a great real estate agent on your side.
