Summer Maintenance Tasks - Homeowners - CB Prime Properties

Home maintenance is a must if you want your home to look its best and be in top condition. Our real estate agents will tell you, it's also a great way to add value before listing. Add to your comfort and improve the aesthetics and functionality of your Albany home for sale with this home maintenance checklist for the summer.

  1. Take Care of Your Exterior
    Check for and replace any rotten boards on your deck. Reseal the boards to protect against any further water damage.

    Check for any loose siding and replace the missing parts. Give your home's siding a thorough power wash using a mildew remover that is just right for your type of siding. Summer's heat and humidity create the perfect conditions for accelerating the growth of mold and mildew on your home's exterior. After a good wash, you may also want to repaint your exterior.

  2. Inspect, Clean, and Repair Your Windows
    A good wash for both the inside and outside of your windows, and so much more light will be streaming into your home. Cleaner panes also mean you can enjoy clearer views of the outside. 

    Ensure that all your windows shut down well for improved energy efficiency. Recaulk your windows and also your doors for better temperature control. If a windowpane requires replacing, this is the time to do it.

  3. Check the Roof
    While generally considered a job to do in the spring and fall, summertime is just as good a time as any to clear out your gutters. Check for any accumulated debris that may have collected beneath the eaves and clean it out. You also want to keep an eye out for loose flashing and metal strips around your skylights, the chimneys, and vents.

  4. Inspect and Service Your HVAC
    An HVAC system that's not in great shape will deny you the cool you need during the summer. Have your system checked and maintained so you are most comfortable throughout the hot summer days and maintain performance and extend the life of your HVAC.

    Clear away any debris that may have accumulated on the compressor unit of your HVAC. Clean out the evaporator coils and replace the air filters. You will also maximize your system's efficiency by repairing or replacing the insulation on the pipe running between the exterior and interior units.

  5. Seal All Insulation Gaps
    Do a walkthrough of your home and check for insulation gaps. These may be in the form of cracks on your doors to damaged insulation in your attic. Ensure you seal all these gaps for maximum efficiency and reduced cooling costs all summer.

  6. Take Care of the Yard
    Any yard maintenance tasks you may not have gotten to in the spring, you can always do in the summer. Take some time to throw mulch around your flower beds, and ensure that your yard will look great and grow healthy while at the same time keeping out the weeds.

    It is also a great time to prune or trim your flowers and trees. A good trim will ensure your yard looks its best while at the same time keeping all that growth away from your HVAC unit for maximum efficiency.

  7. Clean the Grill
    Summertime is great for having some friends and family over for a BBQ party. Properly clean your outdoor grill so it's ready for the job ahead. Additionally, cleaning helps to extend the life of the grill. Be sure to clean both the interior and exterior.
