The holidays are a wonderful time of year but also can be stressful for many. If you are trying to sell your house during the holiday season this can be an added source of stress for you. To help you out we have put together 5 tips to help you prepare for an open house during the holidays.

1. Do Light Decorating

Many people love to decorate for the holidays and put their personal holiday touches all over their house.

However, when a house is listed for sale, it is important to declutter and depersonalize everything and holiday decorations are no exception.

Of course you want to decorate your home for the holidays but you should decorate minimally.You want your decorations to be welcoming and inviting. Allow potential buyers to be able to picture themselves celebrating in their new home this time, next year. 

But don't go too far overboard. Avoid adding too many personal touches and adding too much clutter. You want potential buyers to picture this place as their new home, not create a feeling of overwhelm.

2. Make It Smell Nice

This time of year has unique scents to it don’t you think? Take advantage of it and sprinkle those scents around your house before the open house. This will make buyers feel warm and cozy in your home and it will help them picture themselves living there. Traditional scents include the smell of fresh baked cookies, pumpkin spice or apple pie. 3. Don't Be the Hostess With the Mostess

Much like decorating we advise you to let other friends and family host the holiday parties this year. You are under enough stress trying to sell your house and during the holidays no less! You don’t need the extra burden of prepping for a hosted holiday party and cleaning up after it. Instead bring a lovely gift to the hostess and enjoy taking a break from hosting the holiday party this year.

4. Don't Worry About Fewer Buyers

Buyers who aren't seroius about buying a home right now usually stay home during the busy holiday season. But that's a good thing!

Home buyers who are serious, are pre-approved and looking for that perfect home are out there ready to look and submit an offer regardless of that fact that it's the holiday season. So if your home goes on the market December 12th, you can bet they'll be ready to see it!

5. Watch Your Gifts

This is an unfortunate point but one that bears sharing. Thefts can occur during an open house. To protect yourself, your family, and your Realtor do not put out presents that someone could easily steal.Just like you wouldn't leave out valuable jewelry and electronics, keep an eye on those holiday gifts. 

Keep your presents displayed as minimal as possible or not at all. It would be awful if someone noticed all the gifts and either took something that day or come back to the house later.
