The temperatures are getting a little cooler in the evening. The sky is turning darker sooner and an occassional leave is falling. September is about half over and the deep Fall will soon be here.

Is your home on the market? Are you getting showings? How about offers? Have you been on for 21 days? What has the feedback been? Now is the time to update your market analysis. Find out what has gone under contract since you listed and how you compare. Perhaps a price reduction is in order to move the property. Can you add any incentives that might appeal to a buyer? Does your home show in move in condition or are you going to let the buyer tackle old paint colors, dated light fixtures and the need for new carpet. All of these things impact your days on market. The longer the home is on the market, the buyers begin to question why.

Try to get your home sold before the snow flies. Be realistic about your pricing and the condition of your home. Examine your motivation. Be positive about your approach and realistic.
