I just posted the market update on my website. It's always interesting to see how the market is doing and what areas in the Capital Region are doing well. When you put your house on the market, it is so important to price it right. Listen to the advice from your agent. The house that is priced too high often times ends up lower than it might have had it started at the right price. You lose valuable market time and the longer the house is on the market, the more likely you are to get low-balled. When I'm working with buyers, they always ask me how long has this house been on the market and they feel that if it's been a while, they can come in a lot lower.
Sometimes, when you're listing your house, one agent will promise you a much higher price. Make sure they can support that number. Some agents will quote you a higher price to get your listing. Then after a few weeks, they'll ask for a reduction. You not only lose time, but you're disappointed.
