When is the best time to put your home on the market?
Many people think Spring is the optimum time. In my opinion, it's just the opposite. Since just about everyone puts their home on the market in April, there is an abundance of competition. Buyers tend to keep looking, thinking a bigger better deal is just around the corner. In the colder months, there is less competition and more serious buyers (honestly, who wants to move in the winter? Only someone who MUST!)
The key, aside from price, is to make sure your home is in absolute prime condition. That means Q-Tip clean. No cobwebs outside, a brand new inviting welcome mat, shining door knobs. Rooms should be freshly painted and clutter free. Yes, you'll have to sacrifice comfort for a few months, but it will be worth the final result.
However, all the cleaning and staging in the universe will not get your home under contract if you are not priced correctly. Overpricing will cause your home to become invisible. Buyers will look right past it. When you finally do adjust to a realistic price, buyers will wonder "Hmmm, that house is still on the market? What's wrong with it?" It is always best to get a few price opinions. The person who tells you what you want to hear today, will spend the next six months badgering you to lower your price. Price your home correctly right out of the gate, and you will be packing in no time.
